  1. I want to buy a home. How do I get started?
    The first step in purchasing a home is to get pre-qualified or pre-approved for a mortgage. They will provide you with a purchase price so that you know where to start in your search. This will also give you an idea on what you will need for a down payment. Once you have that pre-approval, it’s time to hit the pavement!
     

  2. What will a buyer’s agent do for me?
    Tetrault Realty has highly qualified buyer agents ready to work for you. We will schedule and attend all showings with you. It is our job to point out the good (and the bad) of each home so that you can make a better decision. Once you find a home to place an offer on, we will provide you with a Comparative Market Analysis (CMA) to determine the true market value of the property. Once you have an accepted offer, we will guide you through the entire process until you get the keys to your new home (and also be around for issues after the closing should you need us) . In addition, we get paid from the proceeds from the sale, so you do not have an additional out of pocket expense.
     

  3. I’ve seen a lot on tv about foreclosures. Can you help me find and purchase a foreclosure?
    Tetrault Realty has access to all foreclosures once they have been listed with an REO specialist. We make the appointments and go to each showing with you. Be advised that purchasing a foreclosure differs from private party sales. We have the expertise to guide and advocate for you through-out this process.

     

  4. What is a short sale and how can it be a benefit to buyers?
    A short sale is when the mortgage holder allows the owner to sell the property for less than what is owed on the note. A short sale can be a tremendous value for a buyer. Typically these “distressed” properties are in better condition than foreclosures. However, the downfall of short sales is that they are not guaranteed and they take at a minimum 90 days to close. (Some have gone on for over a year with no results). Your ability to purchase a short sale depends on your individual situation.
